Property Tax Appeal best practices for Lowering Assessment

1. Errors

Look for errors in your statement, about your property, and in the sales information and highlight them.

  • The most common Error made is in property square footage, finished square footage.
  • Have your property Professionally Measured to be 100% sure of your square feet.

2. Time

Be cautious and aware of dates and appointments regarding your assessment.

  • There are NO do overs for Property Tax Appeals, so don’t miss nor be late for any assessment appointments – If you don’t show or arrive late your appeal will more than likely fail.

3. New Purchases

Your recent purchase price should be the following year assessed value in some municipalities.

4. Printed Evidence

You are presenting a case against the county assessor’s office for why your assessment is too high, so you will need more than “ MY ASSESSMENT CAN’T BE THIS HIGH” .

  • Submit multiple copies and if you have a hearing take 5 copies.
  • If you make a case based on square footage – provide sketch

5. Amenities

If any amenities have been removed like pools, fence, etc, this is a reasonable adjustment claim
